Can I force periodic tenancy agreement, even with a rent increase?

In this situation I would write a letter to the landlord at the address for serving notices in your contract. Even if that is C/O the letting agent still address it to the landlord. Say you are currently in a statutory periodic tenancy which has the same terms as the expired fixed term contract apart from notice periods. You are very happy in the property but would prefer to to fix for another 12 months and pay the admin fee to the letting agent. You hope they are okay with this and you are willing to pay the increase in rent as you believe the property is worth it, therefore you will increase the standing order from Janusry. If they have any concerns or wish to discuss this further you are happy for them to call or write to you.
I think you would come accross as reasonable and happy tenants and the landlord would have little to worry about.Don't listen to me, I'm no expert!0 -
You could also offer a 6 month AST at the new rent, but with no admin fee. If the LL is concerned about security of tenure, this might appeal to them.0

OP says they don't want to fix for 12 months as they intend to buy mid-year.
I wouldn't voluntarily offer to pay the admin fee either, not as my first negotiating stance.0
