Calling all new build owners!

Hi all

I'm just trying to get my paperwork in order and I want to make sure I have everything.

I have the NHBC Pack which says on the front 'Your buildmark information and documents'.

Inside is the 'buildmark cover note' however it says 'this cover note does not bring the insurance into operation and is only an agreement that it will be provided.

Does that mean I need an insurance certificate from NHBC? My solicitors have been useless and have sent me a copy of the cover note when I asked for the insurance certificate.

Can anybody check their pack and tell me what if anything I am missing?

    I'm not sure why I didn't think of this myself. I've just spoken to the lovely Dawn who was most helpful and explained that I do need an 'insurance certificate' and the cover note is just confirmation that it will be provided.

    The conveyancer/solicitor normally completes the 'acceptance form' and then sends it back to NHBC who can issue the insurance certificate. Mine didn't do this and I didn't look closely enough at the paperwork to realise I had to do something!

    I'm permitted to complete it thankfully so no need to involve my conveyancers.

    hmm, not sure I've got an actual document either, although I've never filled out their questionnaires either - might need to check this!

    The cover note has a policy number on. i emailed NHBC and they sent me my policy back via email within 72 hours.

    It's worth checking. I'll kick myself if I ever have to make a claim and I'm not properly registered.

    Your solicitor/conveyancer obviously did the bit they were supposed to! :)

    Yes when I spoke to NHBC she checked me against the reference number on my cover note.
