I'm a first time buyer and mainly interested in new builds. Do they normally offer any sort of discount on the purchase price or is there any negotiation involved? I've checked the developer website and they don't do any contributions or anything just help to buy.

It depends on the builder, the site and the time of year.
For example, the builder's year-end is approaching, there are only a couple of properties left on a particular site etc.I am a mortgage broker. Yes, they do - the prices are totally negotiable as well as extras (things like turfing, white goods, flooring etc). They can offer up to 3% in incentives with Help to Buy0
