    Know I'm setting myself up here but, please can anyone comment on this property, and why it's not sold as been up for 4 months plus. Anything blatantly obvious that I'm missing?

    I know this area. I don't want to seem unkind, but you are asking for well over a quarter of a million pounds for a small, in need of updating, 2 bed bungalow in an unfashionable part of Felpham (itself not exactly a property hotspot).

    Over the road from you is a large development of new builds where people can buy or reserve off plan a brand new 3 bed detached for not much more than you are asking for yours.

    Its the price.

    Edit: I meant 'up to' not 'over'...

    I would say its well over priced compared with what others have shown. Also not having a bath will put a lot of buyers off. Not sure if you have room to knock the wall down to separate toilet and put a bath with shower in. Also 2nd bedroom is on small side as is kitchen,not much you can do about that though but just shows that competition can be better

    Front of house looks nice, kitchen small but decent, green mint colour in living room I would tone that down to a neutral colour, same with 2 bedrooms. I know it easy to do some people cant visualize what a change of colour would be like. Back looks a little tired but I dare say that was done in Summer. I always say people should spend some time in garden making it look good no matter what time of year even a few pots of pansies

    At a guess I say you should knock 20-25k easily off that

    another vote for it being simply overpriced in the face of the much better competition

  • Compared to the second one listed above.., the one the OP is asking about looks quite poor.., all the room colours are a bit off putting. The other place looks about the same size, nicely decorated, more recently, and will have a wider appeal. I suspect anyone who sees both particulars won't even bother making enquiries about the OP's place.

    OP, The property is too small for a family.
    It also hasn't had a modern makeover (which is to say all neutral walls carpets. tiles and curtains)
    There are too many personal possessions on show
    The majority of buyers want open plan kitchens
    The garden hasn't got enough plants/colour and is not "dressed" with a trendy table and chairs.
    Its too expensive, I'm afraid, for a property which doesn't shout "you know you want to buy the lifestyle an owner of this property has"......


    I don't particularly like the way vendors have to make their homes look like a Wimpey showhome...but sadly, most buyers have very little imagination, especially if you want to achieve top-dollar.

  • The picture are terrible they look like they were taken at waist height which isnt too flattering. It looks a bit sparse almost like it is staged but staged very badly so doesen't look homely. It doesn't look loved so it makes me think I might not love it either. i would get your estate agents in and get them to take some more pictures and before the picture day get some lovely flowers or plants. move the treadmill or exercise bike and make it look a bit warmer. the childs room looks fine to me as it looks loved and like a childs room sould look. i mean you are paying your estate agent a massive amount of money and they obviously aent doing their job properly. Maybe a change of estate agent is what is needed. I think that it is also way overpriced. you can get nicer and more for less money. Theres a nice house round the corner that's cheaper. also if you get another estate agent they can often give you a more realistic price. i would say lower the price a lot then people will come flying through the doors.
    I have just sold my house. Was on for 115k (would have accepted 100k) wasnt getting interest dropped to 105k everyone wanted to buy it got the full asking price.
