Why hasn't this sold?

Know I'm setting myself up here but, please can anyone comment on this property, and why it's not sold as been up for 4 months plus. Anything blatantly obvious that I'm missing?

    Is the picture of the sun room / lean to the one pictured... It looks more like a junk room sorry.

    The rest of the house looks clean and tidy

    You could do with more pictures

    What's local sales been like
  • Be prepared to be pilloried for poor taste or a slightly messy shelf, or a whole plethora of useless hints! (not suggesting that's true in your case)

    Seems a nice enough property. Small bed 2 and small kitchen. Maybe it's just overpriced.

    Not everyone likes private estates as they can attract maintenance costs.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    time of year, price, some bright colours (not everyones taste, we used colour in one house and it was a big mistake not to repaint it beige when we came to sell it), shower (wouldnt bother us but it does concern some) estate agent?

    It's overpriced for what you get in that road:

    It's not easily "found" online. eg no Google Streetview. Makes it easier for it to be dismissed on first glances by a lot of people who have, say, 100 to shortlist.

  • what are other properties like yours selling for around that area? Almost a quarter of a million pound for a small bungalow seems very expensive, or are they all selling for that price down there?

    Is it that you have not had any viewings, or that people have come to see it in decent numbers but nobody has put an offer in on it.
    If nobody has come to view it then I would imagine the price is an issue, but could also be the fact that doesnt have a bath, and just has a shower. Limited market for a two bed property in the area.
    What have similar properties sold for in the area?
  • it all looks a little 'tired' to me. The kitchen is about the only room that looks sparkling. The garden looks worn out rather than lush.
