Solicitors report = green deal items

Hi,

Am a FTB in the UK (non-london), buying a house (below £250k, 3bed semi) and at the bottom of a chain of 3, ideally completing before xmas.

I've just received the Solicitors report = fairly ok, no major issues.

However, it lists loft insulation being completed under the green deal one year ago.
The report specifies the vendors should include an electricity bill in this case, but they haven't.

Loft insulation was flagged twice on the survey as needing correcting as too thin and laid directly on top of electrics = possible fire hazard.
I wasn't bothered as it's v.easy to fit yourself...

Unsure what the procedure is here...

Presume I ring the estate agents and ask for a copy of the bill first, but gut reaction is I'm not keen to progress if there's a debt registered against the property which will affect my power bills, for something fitted poorly?

Has anyone had loft insulation done on the green deal and know roughly what the monthly surcharge is? Or have any advice?

Thanks a lot.

    Its not cheap
Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

The green deal wasn't up and running a year ago, was it? Perhaps the vendor is confused with some other grant scheme.

Edit: 28th January 2013 launch. And the process starts with ordering the EPC assessment etc. it takes an age to organise the actual measures.

I wouldn't take too much notice on the recommendation on these reports.

As long as the cables are only lighting then its fine.
If shower with pull switch then check out the cable.

Thanks a lot everyone. That's v.interesting re. the green deal, I couldn't work out why someone would use it just for loft insulation as it's so cheap to fit yourself.

I'll get them to confirm if it was actually done through a grant and hence there's no charge on the power bill.

    Thanks all.

    Hi,

Just in case someone finds this thread in the future. It turned out they'd had their loft insulation fitted under a free scheme/grant, and entered it in the "Green Deal" section on their solicitor's details by mistake.

    All good :-)
