Thanks everyone. the rent for this type of house are 650 so I dunno 5-6% we also have a scheme where the council manage private rent property so DSS tenents can be housed. They pt for rent arrears damage etc. :beer:0

No. They say they'll pay for damage but they rarely do.
As to the offers: I'd have the agent go back to the two prospectives with mortgages and have them play one off against the other to squeeze more out of them. Like the full asking-price or as close as dammit. If you've got four offers on the table already there's no reason to assume you wouldn't get another.0 -

Looks like there is a return as long as the refurb costs are <£20k-£30k.
(a rental tart up can be done quite cheaply if nothing major)
looks priced well for the BTL market
