Garage roof

Hi,


I am a bit confused about which material choose to make the roof of my garage durable..


I had one company who advised me single ply saying that is very durable; I read rubber is better; can you please advice me? how much difference is in cost?

    Hi Shorin69 and welcome to the thread.

    Need a bit more information. What are you intending to do with the garage? Are you looking to keep it as a garage? If so what is wrong with original roof?

    Most garage roofs use the corrugated stable asbestos cement material. If you are just looking to replace this then you will need to think about the cost for the removal and disposal. You could replace with 18mm OSB3 and a layer of EPDM (rubber) which should suffice. It is easy enough to install. You will need to ensure that you have sufficient joist support for the ply. Are there any roofers in your area that you could call and see what they suggest?

    Another source to look at would be Steve Dickinson from London Flat Roofing company. He has plenty of videos on You Tube.

    Cost wise (for single garage roof upgrade) you will be looking at 4 sheets of OSB3(2.4x1.2m), roll of EPDM to cover 15m2, adhesive for the EPDM to stick to the OSB3 and some trim. I would estimate £300 to £400 as a rough estimate. You will need to check if additional joists will be required as well.

    Just done my garage roof after the old corrugated concrete roof started to crack.

    First off, if you think it may have asbestos in, get it tested. I wasn't sure and sent a small sample off to an asbestos testing lab (found via Google) for the cost of £35. It came back as containing no asbestos so I saved a small fortune on removal. However, make sure if you use a skip company, that they are happy as the first one I tried wouldn't take the stuff as "it looked like it had asbestos in" even though I had the certificate saying it didn't. Henry Wood Skips were the ones I eventually used; I'm in south London.

    I replaced it with 18mm ply covered with a single sheet of EPDM from this company - http://www.rubba-seal.co.uk/?gclid=CNXxjIOrlrsCFabLtAodpCkAvg (whom I have no connection with)

    I considered OSB, but read several reviews that didn't rate it due to sagging over time, so I went for ply. More expensive, but hopefully more durable.

    The rubber sheet is pretty much the same material as inner tubes, but slightly thicker and stronger. I just followed the videos they have on the website and it was an easy fit. It looks pretty smart and the whole job took me a day to do (with a couple of mates to help).

    Edited to add that all in, it cost just under £500 for a 6 x 5 metre roof.

    I had my roof done this year had OSB3 and fiberglass fitted plus new guttering one side it costs us £1.3k I have since found out by my MIL that the roofer is doing same work he under estimated mine and should have costs a little more. I did get quotes of £1.6k and 2.2K as well. I also have a garage with epdm and osb and its around 10 years old no issues with sagging the epdm is west facing so does get slight mossy and slippery. So have to go up and spray with jeyes a couple of times a year

    Both garages are slightly bigger than normal garage both arent used for cars. One is utility/storage other is workshop and log store

    That sentence shows your total ignorance of the subject.

    Please please please don't take that as an insult, what I'm trying to do is make you aware that you really don't know the options or even the terminology.

    It comes in 2 stages;

    1)
    You need a deck, a roof on the garage. Can be done in ply, or chipboard, or, as I'm going to suggest, in OSB.

    2)
    You need to water proof your roof.
    Option are a rubber membrane, life span a guaranteed 20 years or;


    Multi layered felt. lifespan 10 years, or;

    Fiberglass, lifetime not estimated, after 35 year of use none have degrade yet.

    All this is open to discussion but please do your homework before you sign up to anyone:A;);)

    I do not know anything about roofing.. my garage does not have any leaks but has an old felt that I wanted to replace as I use my garage as a gym.


    So at the moment from what I have understood and they told me I have as choice


    1) refelting (but I think is not durable)


    2) high performance felting (same as above)


    3) use rubber?


    4) use PVC ?


    5) use ply which they told me is the more durable


    I have asked 3 roofers picked up from trust mark or buywithconfidence which soon will give me the quote.


    The first one told me that ply is better than rubber..

    Ply is a part of the roof , so you need ply AND something else , i.e some way to waterproof it , thats the choices you have , as outlined by bri

    I'd suggest you go with OSB for the wood part of the roof, but as you say the deck itself does not need replacing, I don't understand why a builder has said it does?

    The felt on your roof may last 20 years as an absolute maximum, inc the fact that it has chipping over the whole surface. If these aren't there, or if inferior materials have been used, you can have the bitumen rot out after as little as 10 years.

    You really do need to know both the age of the roof, and even more so you need impartial advice as to what does need doing.

    As always, when safe to do so, (blowing 70mph winds here at present), post pictures here of your issues, pic paints a thousand words etc

    Just reread this bit as we are planning to replace the roof on another property. For reference I did this with 3layer felt construction that was 21 years ago, it started to leak over the wet spring and has screwed the sheeting so it's a total refurb.

    Our plan is fibreglass over tongued and grooved OSB3, but boy is that proving difficult to get hold of, so may change.

    Costs for whole thing but done ourselves is about £600 for material costs.
    If you have ever done large areas of glassing before,:eek::eek:, that job of yours at £1300 comes in very reasonably. :T

  • the first roofer asked me 2052 including vat


    to erect a safety handrails
    strip off felts covering to 2 x no flat roofs
    supply and install sarnafil G410 12 ELF membrane adhered and welded at laps
    purpose made drip and abutment details
    flashing to roof lights


    he told me that sarnafil is more durable than epdm??


    I will have other quotes today
