Extending leasehold - 3 bed comparators for 2 bed flat?

We need to extend the leasehold on our 2-bed flat. Unfortunately it's well under 80 years, so marriage value applies and it'll be costly :(

We've paid for a surveyor's report, and it's come back with a valuation of our flat much higher than we thought it would be. Which in turn means the cost of the lease extension will be greater than we were expecting.

The surveyor seems to have based the valuation mainly on comparatible properties that have recently sold in the local area. Which would be fine, except she's used 3-bed properties as comparators. Ours is definitely only a 2-bed.

I'm going to give her a ring in the morning and see if I can find out why she's done this, but in the meantime, does anyone on here know if there's an obvious reason?
