We are buying a new build and was given the official letter on Friday saying that our property will be ready on the 20th December 2013. As we are currently renting we had to give one months notice to vacate our rented house.
To confirm this would be the completion date I phoned the developer and she advised if you have received the letter from head office then this is the definite date and we should be looking to move on that date.
With this mind we gave our notice to move at the beginning of January to give a week for any minor delays!
One day after this conversation the developer call to ya it won't be ready till the end of January 2014!
Where do we stand with this!!

If you are on good terms with the LL why not phone and ask if you can stay a bit longer? If they agree get it in writing.0

Unless they have served formal notice to complete to your solicitor then there letter means absolutely nothing unfortunately
Check with your solicitor to see if notice has been served. If it hasn't I'd be very careful as contractually they can still move the completion date if they haven't served notice0 -
Welcome to buying a new build.
My friend waited 18 months to move into hers. Kept getting the sort of letters you describe. She completed on her sale in order to keep their buyer, then spent 1, then 2, then 10, then 18 in total months moving herself, her husband and her 2 kids, then 3 kids, around a range of friends homes who had spare rooms.
I'd never buy off plan.Who made hogs and dogs and frogs?

When you get a letter like this, especially if it is a builder's year end, go and visit the site and see for yourself what needs to be done.0

Now is not the best time to find tenants so hopefully your landlord will agree to let you stay. I would tell him that you will give him plenty of notice, allow viewings almost whenever they want and keep the place very tidy so that they can re-let it easily.Don't listen to me, I'm no expert!0

I bought a new build last year and had letters saying 'ANTICIPATED' dates from the builder but had to wait for the official notice to complete through the solicitor 2 weeks before the final completion date. That seems to be the normal process. Hope it works out for you.0

If you have a letter and verbal confirmation I'd tell the builder that they need to pay for somewhere for you to live until it is ready. Hopefully your LL will let you stay and they can just pay the rent, otherwise it's a B&B. You can always take them to Small Claims Court for any losses you suffer if they refuse to cover them.0
