Hi
I am a student landlord. I have rented out a house to 3 of my friends. I have deducted costs for replacement of doors due to a 'walk in theft' which wasn't covered by insurance where they left the ground floor window open and went out....
I have also deducted cleaning costs.
I divided all costs by 4, that is including myself, as not to point the finger directly at anyone.
I did not deposit their deposits in a DPS as I am a resident landlord.
The annual gas safety check is done and I have always been a nice landlord but feel that the issue of friendship/landlord is being misunderstood.
I wanted to know have I done anything wrong and I have pics of parts of the house that was left dirty and the doors after the robbery.
Can someone please advise if I have done anything wrong .

How big was the window the thief made their entry through?

I'm curious why as leaving the window open either allowed a burglar to gain entry or didn't? Do you think burglars only come through big windows as that's definitely not the case, or do you think it's okay to go out leaving small windows open in someone else's property?
Is be much more interested to know if the window was in a communal room or a bedroom, as that to me would indicate shared or individual responsibility?Don't listen to me, I'm no expert!0 -

Leaving a small window open in a window would be acceptable in many but not all cases hence my question.0 -

I assume the bedrooms had their own locks on and / or the exit doors had dead locks on them meaning the thief either breaks the doors to leave with their swag or comes in and out of the open window a few times (assuming key operated windows)0 -
it was a large window, not a small window.
Bedroom doors had locks and thief got in and out using window.
I just want to know if I have done anything wrong in deducting money from deposit.
Deposit is not with a DPS as I explained.
Can someone advise me on this issue please.

I would be very upset if I was one of the tenants who was not responsible for leaving the window open. Why should I lose some deposit for this? It is not reasonable to impose a collective punishment. Unless you can identify the culprit I think you should let this go.0

Dont you have insurance? DOH - ignore - you already said its not covered. In which case I think its right that unless the "culprit" comes forward, the cost is shared equally amongst all the housemates0
