Housing Assoc renovations result in damage. Where do I stand?

    for major renovations as the ones you describe, there 'SHOULD' be a liaison officer. Try and find out who this. Get their number and have it on speed dial, once they realise you are the proverbial dog with a bone, they may help just to get rid of you!!! LOL think this what happened in my case.


    Out of curio is Mums HA a London based one? Just wondering it's my HA?
  • I live next door to a HA house and when they got their roofs done they damaged my guttering. I asked them nicely to fix it and when it wasn't I threaten to sue them. Came round the same day to rectify the guttering.
  • one thing you could do is get 3 quotes, to fix or replace the damage, take copys of the quote and pictures and send a letter to the HA saying unless it is fixed with in 7 days you will sue them, then if you aint happy sue them through moneyclaimonline as its a company, you don't need a lot of details,

    We have an elderly relative living in an HA property.

    Our experience is very similar to those outlined.

    Contractors are incapable of getting a job right first time and it it is not uncommon to get them out three times in a week to fix something. They are rude as well as incompetent always telling the relative how far they have travelled to get to the property which is of no concern to them and inevitably don't do the job properly. Do they want work or not ?

    The HA organisation itself is obsessed with gathering awards for "customer care" and the Chief Exec and his management team have used various social media to show their "customers" how wonderful they are. They are always using photo opportunities showing them selves litter picking and doing other good works.

    The HA is so immersed in own delusional arrogance that it just ignores blatant breaches of its rules by a an adjoining tenant.

    They are fully aware of them as a senior member employed by HA was told of them and has seen them a few months ago.

    The result nothing of course.


    However I have determined that when the time comes to clear the property I shall refuse on the grounds that the HA has blatantly discriminated against a well behaved tenant in favour of a wantonly disruptive tenant.

    There is little doubt in my mind their lists of procedures and "rules" are merely to satisfy tick boxes to get yet another award rather than provide a meaningful avenue of enforcement against non complying tenants.

    My stance will be you clear up property X and I will clear up property Y. Oh and by the way I will taking legal advice to sue you for gross negligence.

    I have availed myself of the Chief Execs email and also the Chairman together with photographs.

    Having done similar things in the past I will ensure pictures showing damning evidence of the HA negligence will get as wide an audience as possible.

    Ask for their complaints procedure.

    Submit a formal complaint.

    Then get three quotes to repair/replace carpet. Attach them to a letter before action.

    Then sue in the small claims track.

    If it was my frail mother, I would pay it for her.
  • Thanks everyone for there helpful advice. I actually found a friend of a friend who has kindly agreed to re lay the carpet for nothing.
