Tenancy

How long is an AST valid for - eg can i give my tenant an AST for 5 years? Is it more advantageous to renew the tenancy every 6 months? If an estate agent introduces a tenant and they are suppose to stay for 1 year but leave after 6 months how do i get back the introductory fee if i have paid the EA upfront for one year? is 10% of the yearly rental cost a reasonable amount to pay an estate agent?

    They can be anything from 6 months.

    10% sounds about right for the agent's fees.

    Personally I would not use an agent (one reason being that they are f*cking useless, but we won't go into that)

    Set the tenancy for a of maximum of 12 months at a time.

    That way you can always extend it if all is ok

    just spoke to NLA they suggest 6 months and then renew monthly. I now see how the EA is not really representing me - since all she is thinking about is her large introductory fee upfront and she for that she will not write the tenancy agreement unless i leave the tenant's deposit with the EA.
