If the professionals are telling you that it is unlikely to rent to students in groups, you may be better off looking for other markets.

I think I should have made myself clear. My property lies in an area where students do rent houses, but its not a premium letting area so letting agencies tend not to advertise to this area as there are 'easier' areas to let elsewhere.

But as I said above, students DO live in this area hence why I asked for websites to advertise in the first place.

The local uni accomodation office seems reasonable. I'll try that as well as spareroom etc when ready.

I'm confused. Your location shows as South Yorkshire, so I'm thinking Sheffield. But others (before me) talked about Manchester.

I found the house I lived in as a student through a local facebook group which was set up specifically for landlords and students to advertise on. Might be worth seeing if there's something similar in your area? I think I found the link to the page through the university's facebook page (or maybe their SU one), so it might be worth having a look.

I advertise couple of months before term starts in the local University Student Accommodation Office as they have a section for private lets.

Annoyingly, the Student Accommodation Office split the rent into weekly amounts and advertise each room separately (despite a stipulation of monthly rent and the flat to be rented as a whole). So I just make sure that prospective tenants are aware of this before visiting the let.

We have always managed to find good tenants quickly this way.

Edit: I do like the idea of "hanging around" the Student Accommodation Office trying to filter out first year students ... just a bit creepy ... but a few hours of shame for a year of letting happiness may well be worth it ;)
Don't relax! It's only your tension that's holding you together.
