Ive been renting the property I'm in now for 18 months (renewal due) however i want to stay in the property but the LL doesn't want to fix any of the problems with the house, Shed falling apart, alarm stopped working, water leaks, widows rotting the list goes on. Now the problem is they (LL and EA) want me to sign a new lease and not stay on a rolling contract. I want to stay but they have no intention with fixing any of the problems. Its myself that keeps having to fix things like last month when the tv aeriel fell down LL wouldn't get it fixed so i paid someone to do it.
Now I'm in a position to buy a property i have deposit money and i want to buy the house I'm in but they want too much for it, aprox 15k too much. I asked the EA how much they think and they gave me the same rough idea that my EA friend said it was roughly worth but the LL say they want more than that.
Im stuck what to do as nothing else really available in the are with everything i need (parking, garden etc) in the price I'm looking to pay. If i bought this house i could fix everything myself but they seem intent on not selling for a reasonable price or fixing anything.
Any ideas what i should do or try to do?

Tbh you've only got three options:
1) continue to rent it in full knowledge they won't fix problems as they crop up.
2) rent somewhere else whilst looking for a house to buy that meets the criteria you want in your budget.
3) compromise on what you want from your first house so you can afford to buy something else.0 -
If the landlord knows you are despearate, either to buy or get the place fixed up, of course someone a bit unscrupulous is bound to take advantage of you. My advice is to sign another 6 months lease so at least you have the peace of mind of somewhere to live, and then start to look for a house to buy.
Not sure which country you live in, but this might be worth a read. So once you sign the lease, they then have to make repairs if you can show such defects (damp and leaks to roof go hand in hand and would count, for instance) are injurious to your helath. BUT you need to have a lease before you can take any action.

If they aren't that bothered about selling and keep renting the place, of course they will ask for more money, I certainly would!!
Simple options. Keep renting, buy at over the odds or move out!0 -
Yes, true, but that lease is coming to an end. So he is moving onto a rolling tenancy. That means he could be asked to move out with only a couple of months notice, i.e. it may be that it wouldn't be convenient for him, if he pushes to get the landlord to do repairs the landlord clearly can't be bothered to do.He already has a 'lease' (tenancy). If the OP wants to "incentivise", via legal action, the landlord to do the repairs, this will take time, so if he has a lease in place, (as opposed to a rolling tenancy) his actions might have more legs, so to speak.0
