hello

which areas in UK (incl. Scotland, Wales, Northern Ireland) have the cheapest rents for a studio/1-bed-flat-or-house?

  • Lots of regions will have "low rent" areas so the question doesn't make that much sense. But if you're really looking to pack up and move to the "cheapest" part of the country I would have thought the NorthEast would be it.

    Not North East Scotland though, house prices are rising faster than London and rents are high due to high demand for rental properties. Aberdeen is unaware that there is a recession.

    Go on to Zoopla.co.uk and search on their 'to rent' tab for , say, 2-bed rentals in a few random towns, maybe with a ceiling price per month.

    For example, searching Hull, 2-beds, with a max of £300 pcm reveals 20 available offers, whereas you have to up the rent to £3,000 (yes, three £K!) to get 20 2-bedders in Mayfair (yes, I know that's a silly example).

    But there's probably a strong correlation between rents, property values and local wages. Not that this is always logical; for example, we had a lovely 3-bed flat with sea views in a Kent coastal town, but struggled to get £600 per month rent because local wages were low. We sold it for £170k, bought an ex-Council 2-bedder in suburban South London for less (£157k) and immediately got almost £900 per month- and this only 2 years ago.

    Just north of Cardiff, in the valleys.

    As you slide it, new counties light up. My area lights up at £600/month; cheapest light up at about £350.

    Google highest crime areas :) but in a serious note further north tends to be cheaper

    Anywhere that is a sh1thole will be cheap- try the north east or Wales.

    Burnley often figures in the tables of places with the cheapest housing. But there are reasons for that....
