Go talk to Shelter or the CAB. You have few rights as a lodger and usually the contract is followed. Gather evidence and log everything such as the contract, the incidences if violence, the times you've called the police (get incident numbers), etc. Then as soon as you can move out for your safety. Once you are gone write a letter requesting your deposit back, then a letter before action, then take it to small claims court. I don't know if you'd win based on the contract, although it seems unfair, and no notice, although you have evidence that you weren't safe and therefore it was reasonable to leave without notice. However you have a chance at getting some if not all of it back.Don't listen to me, I'm no expert!0

Lesson to the op to actually read what he is signing. Amazing how many people post here that they signed stuff willy nilly then found out it was massively in someone elses favour.
Take a bit of responsibility for your own fate.
If you can afford it, walk away & consider it a hard lesson learned.
Except that such an unfair contract is not legally binding, so it makes no difference...
The OP clearly knew how large a deposit she was paying, but could not have known about the landlord's unreasonable behaviour. Since the contract has no legal validity it is probable that a court would eventually order the landlord to return her deposit, but finding a place to live and surviving for the months that this would take is going to be a nightmare.
Not to mention the fact that many people refuse to make payment even when a court has ordered them to do so, and the police would not get involved in such a case.

yes, I found a new job, commute for a while, exhausted so found this flat for weekday accom. was desperate for the room at that time so did not read the agreement properly. the flat is clean and good location for my work.0 -
Try to take no notice of him. If he assaults you,call the police. See how brave he is then,lodger or not...If that happens,gets some friends to visit him. Bullies are often weak and scared when faced down.Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). How quickly can you arrange alternative accomodation? It sounds like you need to get out before the next lot of rent is due if you can and then sue for the return of the deposit.
