I will look into the boiler and the schemes though my income isn't that low ill take a look at free cycle as it looks handy, if i do work on the house or put money into it, need to think about wether she would allow it to be rented and what issues there could be, i have a feeling she could be awkward.
You would need permission from your lender and they may not permit this based on the low amount of equity in it. Also, sounds like it needs quite a bit of investment in it to bring it up to a reasonable standard for renting out.
If your ex has knowledge about means tested benefits then she will be aware that capital (such as equity in a rental property) can affect receipt of them so she won't be keen on this idea that can stall her access to or reduce the level of things like income support, housing benefit and so on.
Under current benefit rules, it is possible for a lone parent who doesn't occupy the family property, to receive means tested benefits, including tax credits, if the property is rented out, or housing benefit if it is up for sale, if their income is low enough. Under the move to the Universal Credit system where tax credits are scrapped, a benefit claimant will find it much harder to claim benefits when they own a property they do not occupy and it has equity in it.0
