House square footage

Any help appreciated. We are looking at a new house with square footage advertised of 1350. Our current house is 1150. Does anyone know if garages are included or excluded from the figures quoted by builders?

integral garages could be included, attached or remote garages should not be
take floor space measurements with a pinch of salt
without stating which method of measurement they can vary
the measurement that makes the most difference would be the net internal area, this is rarely measured of quoted, as it takes a lot to calculate, it gives you a measure of the actual usable area of each room added together.
the measure is more likely to have used the gross internal area or the gross external area as these are much easier to measure
gross external area is a measure of the building footprint from outside, and will include integral garages
gross internal area is a measure of the building foot print from the inside, and would not normally include the area of a garage even if it is integral0 -

Why don't you just work it out if you have room sizes, it's basic maths0

Don't think the square footage is affected by the roof slop, the cubic footage key be!0

It's not just the floor area, it's the floor area with a certain head height. Limited headroom areas may not be included.
(When my house was listed for sale, I was alarmed that it seemed to have shrunk quite a bit and that was the explanation I was given.)
That is exactly what happened with us! Our flat appeared to have decreased in size since we bought it, but on further investigation, one of the rooms - which is a loft conversion - wasn't measured the same way. Only the "full height" section was included in the revised sqft on the floorplan when we came to sell.0 -

Yes, only areas with headroom of 1.5m or more can be included in quoted sales areas, so it can make a lot of difference for chalet bungalows or properties with a 'room in the roof'.0
