No you don't have to make an offer via your solicitor.

99% of offers are made over the phone or in person I reckon.

In this instance though where it appears the ea is being obstructive then the formal offer may get them moving.

Actually what I would do is regardless of what they have told you, get your broker to ring and confirm the offer and that you have the finance in place. He will be able to gauge their response personally.

Thanks for this, I'll get my broker to make the call and see what reaction she gets.

    Neither...

Blink if it's Barnard Marcus or any of the others who are part of the sequence group.

Have you had written confirmation of acceptance of your offer? If no then press for this or put your offer in writing as this has to be passed on to the vendor. If yes, start getting your mortgage and tell the EA your conveyancer's details. Get firm with them if they keep insisting on seeing your personal details and push to get things moving.
Don't listen to me, I'm no expert!

I haven't had written confirmation of acceptance of my offer, it was all done verbally on Friday. I have heard nothing back from the EA to tell me whether all is ok with my offer.

Once your offer has been agreed showing them payslips etc shouldnt be a major issue. Its prior to agreeing where the issue lies the reason being is that it could influence any negotiations.

There are times where i have called up the EA and said my client is good for the money and that i wouldnt be wasting my time dealing with them or on the phone now if they were not... it tends to do the trick as the EA knows the broker is not emotionally attached to the property & have experience within the industry so will not be bullied into anything.

  • I just braved calling the EA, all prepared to tell them I'd get my solicitor to confirm funds, and was told "it's all ok, we're just waiting for details of your solicitor". He said he wasn't aware the financial advisor had told me he needed to discuss the offer check with him....
  • We have had a similiar experience, where the EA said they wouldnt submit our offer until they could prove we earnt enough money.
Complete rubbish they just wanted to know our situation and maybe squeeze more cash from us and make us use their FA.
We told our Broker about their tricks, who went to see them and resolved it for us.

I had an offer accepted on a flat on Friday and the ES made me an appointment for today to come in show them proof of ID and my AIP.
Most people have concentrated on the AIP and wage slips etc.

Beyond this, EA's have no right or duty to be checking ID. The reason is that as buyer, you are not conducting a significant financial transaction with the EA. As buyer, your solicitor will however need to check ID.

It is worth mentioning because the ID check is potentially another starting point for mission creep on badgering financial information out of buyers.
You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

If anyone is still watching this thread:
The same is currently happening to us. Just say NO.

We've been subjected to call after call from an EA, asking for different things ranging from AIP, bank statements, wage slips, ID, profession, place of employment, you name it. When I've asked sweetly why they want to know where I work, or what I do, it's met with the same whining "I only want to help you" variant.

It is none of their business and giving them anything like this will not help you in any way.

Get your solicitor or IFA to confirm your ID and financial arrangements with them without giving further details. EAs don't work for you the buyer so there's no need to reveal personal and financial information.

    Blink blink.
