Purchasing New House - Seeking Advice

Hi All,

I am currently in the process of purchasing a new build. We have been given notice that the house will be completed within 2 weeks and we have now been given a date. There are certain questions that I have we exchanged contracts a few months ago. But we have only put down a deposit and the remainder will go through upon completion.

I am due a demo of the house in a week’s time. If I was to find anything that was not due to my satisfaction i.e. damaged cabinets, bad workmanship. Am I within my right of delaying the completion? I know that I do have this 30 day option whereby they are supposed to fix the problems within 30 days after completion But I have read a lot of horror stories about developers not finishing the job after they have got there money.

Currently I am in no rush to move-in so I do not have a problem with waiting it out. Also there are only about 4 of our houses completed in the street one of which will be mine. The rest of the area looks a mess with vehicles regularly driving up and down my street. Potentially making my car dirty. Now I think I only need another 2 weeks after my completion whereby the road should be mostly clear of this kind of work. Could I delay it due to this?

    Most new builds give you a 6 month snagging period, because you normally have to give the house a few months to settle, and after that time cracks might appear that will require filling etc... Our builders have been fine. They came in this week to fix a couple of things, and will also come back at the end of the 6 month period.

    I see your point about the site being a mess, but I guess this isn't TOO bad. Dirty cars prevent kids playing down the side of them and scratching them!! You should speak to the builders about their plans to finish the rest, but when buying a new build, it's quite normal to expect building site-like conditions, as it's impossible for them to finish all the houses at once.
