Transfer of title declined??????

Hello all need a little help,
I broke up with my ex about 4 years ago. We had a mortgage together, she stayed in the house and has since had a baby and I have got married.
Her and her new partner were going to transfer the title into their names and I was happy to support this.
She is now single and falling behind with all her bills and luckily not fallen behind with the mortgage – YET!!!!
My wife and I have tried to transfer the mortgage into our names. My credit is good, my wife’s was very poor. Basically, the NatWest have come back and declined us both on the grounds of adverse credit.
I understood what they said about my wife’s, but not a clue about mine. I have even viewed the same report that they say they use and that even doesn't resemble what they are saying.
Any help appreciated!!!

When you are credit searched they also search your financial associates.
If your ex is still shown as a financial associate then her credit file can affect your ability to get credit.
If your wife is shown as a financial associate then her credit file can affect you ability to get credit.
Have Natwest said you would be declined if you applied for the mortgage just in your name? Or have they just said that your joint application was declined?A smile enriches those who receive without making poorer those who giveor "It costs nowt to be nice"0 -

I originally went to do it in just my name but they said I didn't earn enough. Since then I have found out that our Tax Credit and Child Benefit is in both our names, so can I re-apply with the new figures.
It also looks as though I have got a financial association with my ex but for an unsecured loan. We never had any unsecured credit together so can I get this removed?

Is the mortgage/house still currently in the names of you and your ex?
If it is but this is your only open joint account then you may be able to get the financial association removed.
It isn't a straight forward as when people have no joint accounts but both experian and noddle do confirm that it is sometimes possible when you clearly live apart and have split up (I assume equifax work the same way but their website doesn't state this).A smile enriches those who receive without making poorer those who giveor "It costs nowt to be nice"0 -
It is still both in our names, hence I am so keen to take her off it as she is falling in to big debt.
I don't understand, open a joint account with who?? I questioned the association with Noodle and they removed it fairly quickly!!!0 -

The following link enables you to submit a request to Experian to be disassociated from A N Other:

From the wording of the questionnaire, you will see that it does allow scope for the association to be severed even if the mortgage is still in joint names.
If I'm not mistaken, Tixy was referring to the joint mortgage as being the only "open" or "live" financial connection between you and your ex. There's no need for you to open any accounts with anyone. Crossed wires methinks!

Hello,
Yes, there is a little equity in the property. We bought it on a home buy scheme that now doesn't exist. Swaythling were the name of the company who are now Radian. They own a share in the property of 37% regardless of value. The NatWest put up the other 63%.
It looks like they have declined myself due to a few late payments over 12 months ago, but my partner has a CCJ from 3 years ago.
If I were to apply in my name only, would I have to half the benefits my partner and I receive or not. They are in both our names. Reason I ask is that it should take me over the allowed amount????
