Re-structuring of rooms

Hi all,

Have a quote for the following in east London/Essex:

A wall to be knocked through, using existing lintel from when the wall was the external wall (now have extension) with a door and window in.

Two stud walls to create new hall area and room with two doorways.

Re-boarded/plastered ceilings with insulation above.

Two walls with artex plastered flat.

Skip.

£5,500.

What do you all think?

  • Seems a bit steep to me......but then we've done some restructuring here (in the 1980s annexe extension added by a PO to our Georgian house - including taking down three non load-bearing walls, removing a bathroom and making good etc) and have tackled it ourselves. No lintels required in our case and as DH is a competent plasterer and we both enjoy/have experience of renovating, we have saved a fair bit, with the exception of plumbing for re-sited shower room/electrics which have cost a small fortune :o

    Could you not do some of the more basic stuff yourself?

    Sounds interesting, how did you find out how to do the parts you were unsure of, if any?

    Have you put up any stud walls and, if so, are they relatively straight forward?

    :rotfl: Don't think you'd want our [STRIKE]money pit[/STRIKE] house, lol, but might consider hiring out DH for a fee :rotfl:

    We did - well DH did - have to build a couple of very small stud walls where the new d/s shower room is sited. Fortunately the bones of the room were already in situ as this was where an open plan kitchen previously stood in the annexe and [STRIKE]we[/STRIKE] he merely had to build two (roughly 1m wide) studs to house a doorway into the new shower room. DH is very *belt and braces* so these are extremely sturdy, but pretty straightforward to build afaik ;) He did consult with both our sparky and heating engineer as rewiring/re-siting of pipework was involved so he needed to work in tandem with them on this.......

    He still has to find a way to raise the ceiling slightly in the hallway to the newly formed sitting room as I have a particularly tall piece of furniture that needs to be accommodated :o
