with your budget i'm afraid you won't pick up anything in east london either. 2 beds in east London are going for around 230k mark.Save Save Save:o

I can affirm there is no chance in east London. Walthamstow 2 bed terrace at least 300k prob north of 350k for one in a nicer part. You need to up your budget0

Leighton buzzard runs directly in to Euston, 33minutes on the london midland direct, you would easily get a house there for 200k.Nothing to see here, move along.0

I also live in the area and have FTB friends who have been having an absolutely awful time trying to get on the ladder around SW16. I'm not saying there is not the very odd bargain, but the OP's budget for a flat in an area without lots of crime was £150-160k, hence my saying you wouldn't get anything in Streatham.You absolutely can. Try including the ones that are under offer or sold STC in your search and you'll see 14 or so. Like the rest of London, not everything is making it onto Rightmove and most properties don't seem to stay there for long -I've got 3 recent/soon-to-be FTB friends in the area so I know!
A 2-bed flat in the small block next to mine sold a month or 2 ago for £180k and there are at least 2 or 3 others on my road that have gone for about £180-£200 recently. I'm pretty sure I'm not in or anywhere near the block you're thinking of either!
E.g.http://www.rightmove.co.uk/property-for-sale/property-39159106.html only has a teeny tiny bathroom, but on the other hand it's only being sold at £165k.
A quick check of crime stats around the estate you list tells me the OP would probably want to consider elsewhere...0 -
Thamesmead and Abbey Woid are okay, and Welling/Bexleyheath are too. However I prefer more east for schools and social life such as Upminster, Hornchurch, Gidea Park and Harold Wood. Romford is good for commuting but don't live in the centre.Don't listen to me, I'm no expert!0

Paye and Rob there are flats in Ilford and areas around decent size 2 bed flat around £150k to 160k did you ran a recent search on these areas or are you talking about the houses as houses are above 200k yes I would agree with that.0

I agree that 160k for a 2 bed is completely unrealistic. For that price you're looking at estates and blocks. You wouldn't even get a terrace conversion in Norbury for that price any more.0 -

Crime is part and parcel of living in London but don't let that put you off. I recently moved to Brockley/Ladywell from outside London, and was initially afraid of walking alone at night, but I've since relaxed a bit. Just have to be aware of your surroundings.
Check police.uk for local crime stats if you are worried of an area.
I wouldn't think too much about schools. A friend of mine is an assistant head and he pretty much admitted that Ofsted reports are worthless as they get out dated immediately. His school was rated outstanding but hasn't been assessed again for the past five years.
I was going to suggest Hither Green or Lewisham also Catford. Lewisham has great links to London with the DLR0 -

My post was listing areas where it was possible to get a 2-bedroom flat for £200k, for if the OP was willing to settle for a flat instead of a house, not 150-160k.
I agree you won't get anything for £150-160k. £165k is the cheapest I've seen in a while, so that's what you get at the rock bottom.Saving for deposit: Finished! :j

Hello,
Can someone please tell me about better /upcoming areas to buy in East London or South East London which are minimal on crime stats and with good schools and transport link . I have been knocked out to buy in West London so its a bit of a compromise.
I have short-listed Bromley,Crystal Palace which seems to have average crime rate so any more suggestion would be welcome.
Redbridge is touching the roof in crime rate so does New Ham.
Important bit is my budget which is upto £150 for £160 for 2bed flat/massionate.
or
£200k for 2 bed terraces house.
preferably I need an area which is safer and has good school if I am closer to rail link or tube I would count that as bonus but don't mind putting few extra minutes to get to station.
Any suggestion would be welcome.

Forget anywhere in Greater London - crime is everywhere and it's full of immigrants from every corner of the globe. Try somewhere like Sittingbourne in Kent - good commuter line into London.0
