    Don't be worries about insulting them. In my book, if you don't insult them you haven't offered low enough! Go in at 80 and see what they say, they may come back with a counter offer or you never know, they may accept or given your position.

    I was a FTB at the start of this year, also in the north east (north tyneside). House was up for £133k, I offered £117k and it was accepted within 10 minutes. You just never know what people's circumstances are!

    There's been little interest in 3 months so it's priced too high, I'd offer £60,000.

    Many years ago in another recession in a similar situation to yourself I bought a probate property at this time of year that was up for £86. I offered £79.5 and we settled on £80


    If it hadn't been that I'd spent some time working in an estate agents office, I wouldn't have dared be that 'cheeky' and would probably have offered £84 as a start.

  • I bought a probate. I'd suggest making sure probate has been granted as ours hadn't and we had to wait over 6 months for it all to get sorted (felt like a lifetime). The thing with probate, like someone else said, is its something they won't want to keep hold of so its best to be conservative but also offer lowish as you can't go down but will up. Mine started at 72k then reduced to 68k and I got it for 58k in the end after originally accepting 60500 but the report said 58k and its what I paid. I'd offer 78k as it will help you gage what they do want.
