At last.....Nram. Repo and court date.

  • Hi Wayforward. I think the normal repo process takes 9-12 months, so it's about right. I don't know why it takes so long.

    It could of been done and dusted months ago seeing as we surrendered the property at the end of January/beginning of February, but this is Nram we're talking about. Shambolic communication doesn't even begin to start to describe their incompetence.

    In regards to repo fees, yes, they fall into your BR. See the NDR's reply to my original post further up this thread..

    Well for a start their computer only changes how many months the account has been in arrears when it feels like it, so quite often with NRAM, even though you know you are x amount in arrears, the computer only has you down as 2 months max. Then having got seriously told off a few years ago as being the one of the quickest ones to repo, they seem to have now go OTT the other way and make sure there is not a hint of them not following the pre-actions protocol, so it drags on for on average a year.

    Personally I also think they like to get a bit huffy and drag it out if you won't sign their DoA, which you shouldn't ever do if already BR, a bit like a sulky child as you won't play with them their way :D

  • I stopped paying NRAM mortgage in May, went BR in August and they're reposessing early December, so roughly 7 months for me
  • Ok, so yesterday's repo hearing has been and gone. Neither my wife or myself attended. We decided not to attend due to emotional reasons and after seeking advice because if we attended or not wouldn't make a jot of difference on the outcome.

    How do I feel? I'm not sure! Relieved that another BR hurdle has passed, but sad that the house has now gone and nothing to do with us - especially after the years of hard graft and lots of money spent to make it a lovely home. But hey, life rolls on, and we're happy.

    So, for the experts on here I have a question. How long should I expect to wait to receive something official from either the courts or Nrams's solicitors? I need something in writing soon to show proof to the council that we are no longer the owners of the property so we can stop paying council tax.

    As I was sitting here last night contemplating my utter contemp at the incompetance of Nram, the phone rang...................yep, you guessed it. Nram. "Hello, is that Mr.R******." "Yes, it is". "According to our records you are two months in arrears with you mortgage, is there anything we can do to help?"

    At that point I smirked to myself, took a big gulp of my freshly poured Captain Morgans Spice Rum with a dash of ginger beer, and ever so calmly place the phone back on the receiver, crossed my legs and put them back up on the puffee and carried on watching the footy - grinning.;)

    I hope you're feeling OK. I think you were right not to go along to hearing, as you've said yourself it owuld have made little difference to the outcome.

    Contact the court and ask for a copy of the repossession order. If you can show the council that Nram are now in possession they should not bill you beyond yesterday.

  • OK, I need further advice is someone can help.

    On advice from David, NDL, for peace of mind, I contacted my local court where the repo hearing took place yesterday. I spoke to a very helpful lady and she assured me the repo all went through/approved/ordered without any problems.

    I will receive the repossession order paperwork in 7 to 10 days. the lady also informed me, after reading the case notes, I have to vacate the house by 13:00 on January 3rd, which isn't a problem because we moved out 11 months ago!;)

    Now - Do I still own the house until jan 3rd and therefore liable to pay CT until Jan 3rd?

    Or from 10.00 yesterday, do Nram now officially own the house but I have until Jan3rd to get out.

    Am I right in saying that as of yesterday, I don't have to pay any more CT as long as I show them my repossession order to my local council when it comes in 7-10 days.

    Most confusing.

    As far was I understand it your liability would stop as soon as the order is made. The only issue we could come up with is if you are still living there - which of course you are not.

  • David, once again, many thanks for the prompt response. The order has been made (confirmed by my conversation with the court clerk) and as you say, we haven't lived there for 11 months. The repo house remains empty.

  • The local council where my repossessed house was accepted that liability had ended on the date the order was granted, however you could always contact the council area the house is in to make sure, I rang them up and then followed up with a letter and a copy of the court order as confirmation when I received it (just thinking of Xmas posting if you have a payment due out).

    Unfortunately you may get the letters and phone calls for a little bit longer from NRAM as I can assure you their departments do not communicate with each other, and the post repo team is in it's own little bubble with absolutely no idea of what has gone on before.

    Although I felt relief when the house was finally repossessed there was a touch of sadness as well but I am sure you will see it as a closure on the whole debt journey and to be able to move on from all it.
