Opportunity to buy the house I rent

    I scan read the thread so apologies if anyone's already mentioned this. If she sells privately to you she saves paying an estate agents fee (unless she's letting to you through an agency and has gone and told them her plans - in which case they'll probably claim a fee).

    Our landlord sold to us for 6k under his EAs valuation as we were saving him 2k in fees, any lost rental income and he would not have to go to the trouble of making sure the house was clean/cleared and prepared for sale. We were super-attractive to him as buyers since we had a mortgage agreement in place and solicitors ready to instruct. Because of these factors it took a month from offer to completion. Its a cliche but true; time IS money. Point out all these facts to her and go and get a mortgage agreement in principle based on what you think the house will probably be valued at so you're prepared.

    Also, had our house gone on the open market (as it was about to), we had grand plans along the lines of Greestuff's suggestions for when the vieings take place, a nice fish supper the night before, my 18 month old teething neice paying a visit, bins not taken out for a week, Mr Phirefly's used grits on the bathroom floor etc etc.....

    The best advice I can think of is don't get hung up on one individual property there are plenty more out there.

    The thing to consider is why is the landlord selling and does that make it a good time for a tenant to buy? Or it is really quite the reverse? If property were still a good deal then the landlord would hold, how many times have you read landlords say they are "in it for the long term"? Now each case is different but there does seem to be a spate of landlords selling up at the moment...

    I would like to thank everyone for their helpful advice. All suggestions will be considered however, sadly fo me I'm a tidy freak and my Landlady knows it, hence no rent increase in 5 years so messing the house up........ not an option.

    I live in a very sought after area, quiet cul-de-sac and it ticks a lot of boxes. I have done the rounds of the EA's and got a ball park value, the big problem is they had so few to offer.

    A lot of good comments that will help me stand tall in the negotiations.
