even though im not strictly a ftb, this is the 1st time ive bought a house on my own - previously it was with ex hubbie who did everything! im in the process of selling our old family home and im buying a new one on my own.
ive had the survey back on the new house that im buying and it states the following:-
'There is evidence of dampness to ground floor walls and timbers in contact may be defective. You should instruct a damp and timber treatment contractor to investigate the full extent and carry out necessary repair work'
and
'The cellar is flooded and you should instruct a specialist contractor to investigate the full extent and carry out necessary work'.
i should add that im in yorkshire and he went out to see the house on the day that most of yorkshire was flooded last week due to torrential rain!!!
as i said im a bit of a novice with kind of thing. i am getting a contractor out to look at the problem and to quote me on what work needs doing. i just wondered if i should be really concerned about this.
i should add that i really, really want this house, its at a good price in a good area near to my kids school and family and i really dont want to walk away from it unless its really necessary!!
thanks in advance!!

Give the surveyor a ring and ask his advice - he'll be more forthcoming over the phone. It does sound concerning but may only be minor.
Good luck0 -
What it means is there maybe some damp in the walls and the floor is made of long pieces of wood with the floor boards at on top of them
These long pieces sit in slots in the 'damp' walls.
So they may or may not have rotting issues <
this is what he is saying.
They deffinately will rot though if not sorted out ie. the ends in contact with the walls wrapped in damp proof material.
About the cellar -
Some........ in ,most cellars arnt damp proof anyway. Generally the only stuff down there is bricks and stone flags anyway so not damageable by water0 -
>The cellar is flooded...<
Indoor pool?0 -
Many thanks for your replies.
I like the sound of an 'indoor pool'!!!
i'll give the surveryor a call tomorrow, see if he can give me any more info, and i'll wait until i get the quote back for the work that needs to be done.
i think the vendor was expecting problems with the survey, he had mentioned that he was worried that the sale wouldnt go through (to my dad, they are friends). so long as he accepts a reduced offer, then i cant see any problems!!
i really dont want any delays though (does anyone!!), my buyer is a cash buyer and is ready to exchange now, and the vendor is moving in with family so no chain, i guess i just need to be patient and wait and get the quotes back.
many thanks again0
