Passing on Survey details to viewers

Hi

Our buyers pulled out last week so we're back on the market and have some one viewing tonight. On the survey our ex buyers had done a couple of things came up which put them off. Where do we stand on passing this info onto others viewing our house. Do we have to tell them? I would rather be honest but my EA said otherwise.

Is there a legal requirement?

    you dont have to tell the buyers anything ,but it really depends what the problem was on the survey .Is it major problem and going to cost .
    Will it show on the next survey ?

    It's fairly major. The previous owners turned the outbuildings into a downstairs bathroom but it's only single skin. When my husband bought the house it never turned up on his survey. We've had a quote of 4k to put it right up to building regulations.

    It doesn't sound excessive by any standards....I'd be tempted to be upfront, they are likely to find out anyway and if they know in advance are less likely to suffer from 'survey shock'.

    Were the previous buyers really not will to negotiate on the basis of £4K's worth of work.

    It's up for 130k. They never even went down the path of reducing their offer, we were prepared to knock some off too but they just wanted out by the sounds of it.
