Offer Accepted but Particulars Have Not Been Signed Off

Just wondered if anyone could help on a potential issue I'm heading towards!

I went to view a house (only 2nd people to view) on the day the house went on the market. We viewed the house and made an offer at full asking price which was accepted.

Now the interesting bit, the house never went on the agents website and I only ever had an overview set of particulars. The estate agent has said the vendor has not signed off the full particulars yet - this leaves me with the question what's now stopping the vendor from taking all the items which I assumed would be staying (integrel dishwasher, cooker etc)? In effect I've offered on a house, with out knowing what is included!?

Anyone have any advice???

    er ring them up and check.

    end of the day, they can't just take everything, you have a long process to deal with now, where you will in fact get a proper list of what's included in the sale.

    alot if not all of the EAs details all say they aren't legally binding anyway.

    I presume you made an offer on the house not the other items, what made you think they were included?

    If they were included when you made the offer what makes you think they will not be included now.

    All subject to contract so either way you need to discuss this further.

    You will be sent a form which the vendor will fill in stating what is staying.

    If there is stuff on there that isn't included that you assumed would be, then you can simply ask that these are included in the sale. Rather than start ripping stuff out, I'm sure the vendor is happy to have full AP and should be pretty compromising.

    Why on earth you offered full AP straight away, I don't know!

    Thanks for replies, it just seemed strange that the estate agent wouldn't give me the particulars as they weren't signed off. I guess I'll wait until the Sales forms come through from solicitor.

    On the offer price - the first people to see offered c3K below asking and were cash buyers so to get the house we had to go straight in at AP...

    Fair enough!

    The agent is responsible for what the particulars contain. If they are wrong, you can sue for misrepresentation. If they don't have to give you any details at all, I suppose they have their backs well and truly covered! :confused:
