Advice on leaving tenancy.

hi guys,

am havin major problems with my landlord (and even the letting agent tells me he is being an !!!!!) and so i'm moving out and have done my 1 month's notice letter and wonder if someone could check it out for me??

I am writing to give 4 weeks’ notice on my tenancy agreement with you at OLD ADDRESS, as stipulated in my tenancy agreement. Therefore, I will be leaving the house by the end of the day on July 31st, 2007 subject to agreement with yourselves.
I will ensure that the apartment is left as clean and tidy as I found it. Please Acknowledge that as yet the shower is still not working which I reported as faulty on 5th May 2007 and the kitchen sink is still leaking and faulty with no cold water as reported on 4th June 2007. I would appreciate if the landlord could look to repair both of these as soon as possible as:
1: I do not want the repair of these items coming out of my deposit
And
2: These items are part of sanitation within the flat and having to live with these problems is difficult and un-hygienic and the landlord is responsible for the repairs as outlined here

As of August 1st, I am hoping my new address will be NEW ADDRESS which is also let through yourself. Can you confirm that, as discussed with THE NICE LADY AT MY LETTING AGENT, my deposit and rent will all be able to move over to the new property without any input from myself?
Thank you in anticipation of your help and I look forward to hearing from you.

the rent and deposit is exactly the same as my current place and as i said above they have agreed they will move over with no problems, what i'm worried about is that my letting agent have been awesome with me (yes i thought i would never find a decent one!) and so i dont want to appear aggressive to them but want to make it clear about my reasons for moving...

any advice??

thanks

Why does it need to be made clear? You're moving out  I moved out because the landlady was a neurotic witch, I didn't say that in my notice letter and she still took a chunk of my deposit, LOL. To be honeset, your letter does sound a little indignant - I wouldn't want to tell anyone how to do their job at this stage, just in case they aren't that kind at check-out!

You should have contact details for your LL. I'd use them! They mightn't even know there's a problem and sometimes they feel more guilty hearing it from the horses mouth.

You can ask, but you won't have a guarantee that the full deposit will transfer over until the place has been inspected when you move out.

Please note that the shower is still not working and the kitchen sink is still leaking and faulty with no cold water as reported on 5th May and 4th June 2007, respectively. I would appreciate if the landlord could make arrangements this week to have a plumber inspect them both.
