Hi
Having sale agreed our house about 8 weeks ago, we live in a 2 bed terrace in Belfast. Our sale fell through this week. Buyer brought a builder round this week (4th viewing) and has now pulled out through solicitor. It was me who informed the estate agent.
Anyway I have spoken to the agent and we can put it on hold for 3 months without incurring further fees. Luckily we were hoping to get a short term rental and are possibly hoping to buy a new build. Estate agent spoke to them today and have given us a list of things they were worried about. The sale had been agreed cash no survey. I thought their concerns may have been damp to hall and bathroom. But they raised things like pipes not being lagged in roof space, some floors they wondered if they were rotting as laminate below bed slightly dipped in one place. Something about what the water tank was sitting on which I am definitely looking into as concerned myself.
Anyway do we put it straight back on or hold on till end Jan/ Feb. We use mainly propertypal over here and shows how long house has been listed. Also think over winter months our house will not look it best.
Any advice??

So get the problems sorted over the next couple of weeks.
Get your own builder in to sort the pipes with lagging and find out what is wrong with the supports for the water tanks.
It is now the 7th of November so little chance of moving before Xmas.0 -
yea even if we sale agreed today would not be out b4 christmas. will look at some of issues they raised but to be honest, I think if an actual survey was done it may not be those issues but others.0

If there are lots of buyers out there where you are, then your property will have less competition than in spring. If it's quiet then wait at least until January, as lots of people start looking again in the new year.Don't listen to me, I'm no expert!0

Not sure was busy when we had been on look 6--8 weeks ago but really think things will quieten down this side of Christmas0
