how long do searches normally take to come back?

I ask as I paid for mine on 21/05/07 and they are gonna be here by the end of this week apparently, which will be 22/06/07 which will be getting on for 5 weeks.

My solicitors seemed to have not been in much of a rush to get the results, I spoke to the woman acting on my behalf last friday and she assured me she would be straight onto it (after she had made no progress whatsoever since I had rung her the previous week), but then I rang up yesterday and she had gone on holiday for a week...which she forgot to mention to me.

Do I have a right to feel annoyed?

should I register my annoyance?

if so what should I say?

    do what I alwys do, the day after you pay your search fees get stright onto the local councill and see if they have the search request if so when will it be back with the solicitor, tell them the sale will fall through if its not back within 3 days 9times out of 10 they will oblige and are very helpful.
    I dont just do this on my searches by the way i do it for ALL property in the cahin.
    searches are sent for via the net so the council should have the request same day to pay for it( pay cash dont wait for fanny around cheque clearance)

    if your soicitor hasnt sent for the searches within 24 hours of payment play total hell demand to know why - you are employing them and you should expect them to jump when you say - its up to buyers and sellers to dictate timescales not solicitors

    Our solicitor is telling me that they can't start the searches until they've received a sale contract from the sellers solicitor. We've only got 5 weeks to go (hopefully).

    Does this sound right?

    I'm a conveyancing solicitor - the wait for the search results vary nationwide depending on which Local Authority it is. Some are quicker than others. Also there are numerous search companies which all have different speeds.

    To be waiting 5 weeks for search results is very unusal but it is not unheard of. I'd keep on chasing your solicitor up but to be honest I wouldnt register your discontent as its out of her hands really (unless she hasnt applied for them yet)

    Can't understand why. I'm assuming you have paid for the searches up front as is the norm?

    It should take 10 working days but that depends on the local authority or the agency the solicitors use. Give them 2 weeks then start chasing the solicitors up and asking them to chase it up for you. Besides you are paying them to act for you.

    We are waiting for searches to be completed, it's been just over 2 weeks since I know our solicitor made the search request, and I've now decided to call the Council to check on progress.

    Which part of the Council should I be asking for? I want to be able to speak to the right department straight away, rather than being transferred between a million Council employees :)
