Replace lean to with extension- Party wall guttering advice

Hello,

I am looking to replace a side lean to with a brick built extension.

Next door have a flat roof extension right up to the building line, which I believe is a party wall. They are about 2 feet lower than me as we are on a slight hill.

If i built right next to their wall what are my options in terms of guttering? It will be a pitched roof running towards their extension.

Could I have a box gutter so that my gutter doesn't tresspass their land?

I need the wall to be as close to theirs as possible so that I can still have a door going down a side passage.

You either need to build the wall away from theirs so that your guttering doesn't overhang their land, or design the roof that the water falls in a different direction.

If it's a lean to extension, then the roof can be one slope, falling away from the main body of your house.

Yes you can have a box gutter that does not overhang the boundary, it is a relatively simple detail and far better than leaving a 4 inch gap.

Alternatively ask the neighbour if they would consent to a traditional gutter overhang. If they are not planning on adding a first floor extension the gutter will have little impact on them.
