Completion (time of day) on no chain purchase

Hi everyone,

Can't seem to find this in search. Approximately what time of day would completion take place for no chain/new build property on a Friday. Not sure if to hire the moving van first thing in the morning and pack it up and drive down there to wait or if we just collect keys and do the move the following day. Second option means more time off work so would rather first option but not sure what time to book the van for.

    It depends. As there is no chain then it should be possible to get it done early in the morning but your solicitor would be the best person to ask.

    Depends when the bank sends the money rather than when solicitors decide, surely? You won't know where you'll be in the queue...

    Should be before around 2pm latest though. Quite possibly before midday.

  • With a new build, you have the added complication of waiting for the sales staff to release the keys. They escort you into your new home (sometimes with the site manager) and show you all the keys and take meter readings. This can take an hour.

    If many new houses are completing on the same day, you have to wait your turn.

    If you don't need to move out of your current house on the same day, then I would delay your van until the day after. You don't have to take a day off for completion unless you are actually moving.

    We moved from rented into a house with no onward chain. We got the call at 11am to say completion had taken place and we could pick up the keys from the EA. Fortunately we weren't moving in till a few days later so didn't bother going to the EA until 3pm. They didn't have the keys!

    Turned out the previous owner thought they could move themselves (without a removal company) and it had (shockingly) taken longer than they thought. They turned up at the EA somewhat flustered at 4:30pm to give us the keys.

    If you can, don't move in on completion day, just in case!

    We're now selling and buying in a long chain and I'm dreading completion day. I will be insisting that it doesn't take place on a Friday.
  • On my new build purchase I didn't get the keys until 4pm due to the amount of completions that day. There is noway I would have been able to move in the same day. Delays can happen also so I'd do the moving on another day if I were you.

    We got the keys for both our new builds with no chains around 3pm.

    Solicitors have longer lunches on a Friday I heard...
