    One of the things the letting agent told me was that the owners were on a tight budget when they put it up for rent.

    I don't have much faith that these problems will be repaired. They obviously don't money or any pride in their own property.

    My intentions are to tell them I'll sue if they don't release me from the lease.

  • You can threaten all you like but suing is a luxury reserved purely for the very wealthy.

    You have no basis to sue anyone (what was your quantifiable loss here?) so would be wasting your money, their time and yours by doing so. By threatening to sue them you will be marking your card as a complete numpty, so don't bother.

    If the sofa is on a sofa sized hole, how has it not fallen down the hole? Unless you actually mean you don't like their choice of flooring, which is irrelevant.

    As the damp is both visible and you can smell it, you knew the property was damp during the viewing, did that not warn you off?

    Exactly, it sounds a bit like 'holes' is a generous description for what might just be uneven floor repairs...

    and this is what is completely wrong about the rental market, ultimately you have zero comeback from a shoddy landlord other than to suck it up.

    How is it reasonable that someone signs an agreement leaving them thousands of pounds out of pocket and there is no comeback? For all landlords bleating about tenants having too many rights this doesnt seem to be the case here does it?

    tbh buy to let landlords like this deserve squatters who trash their house, I would advertise it as a squat when you are moving out as payback!

    You call them holes and then say they are filled with concrete.....

    Which is it?

    Is it a period property? I'm assuming from the mention of boarded floors

    I suspect you could actually be seeing what was the hearths from the fireplaces which are often poured concrete...
