FTB Chain Free but still Seller's solicitors very slow

  • Thanks Roxie. I am fine with it taking time but atleast there should be some communication some movement. The lack of it worries me. Last few weeks the agent told me that seller has committed to get everything to the solicitors end of week and end of weeks come and go but my solicitor and the seller's solicitor are still waiting.

    I still hope that will be possible to exchange in this year!

    Estate agent has left messages for the Seller and their solicitors. Let's see if they revert back to the EA.

    Could be busy with something or as somebody suggested the seller might have got cold feet as I see another similar property listed but asking is 10% higher.

    I spoke to the agent who listed the similar property and It's been on for almost a month and has had one v low offer where we offered almost asking.

    My main worry is lack of communication.
  • Still no contact..Agent has left a few messages but no reply..its just gone quiet..

    On another note a similar flat that
    had come up for 10% higher asking has it's asking reduced by 5%..which is a sign of relief but still dont know what's happening. I am thinking of writing a letter to the seller and ask him to update on when we can proceed.

    What do experienced forum members suggest?
  • how annoying for you, has your solicitor been able to start the searches or cant this be done until you receive all proper documentation?
    I know many people say don't hassle EA/Solictors on a daily basis but in this case I think you need to.
    You mentioned in your first post that this vendor has tenants. Not sure if its the same everywhere but where I live a 2 month notice for tenants to leave is required, perhaps the vendor thought the tenants were just going to move out at the beginning of December but not actually giving them notice?

    I am in a similar position, the house I am buying is a probate sale so the sellers don't know an awful lot, theres no chain at all and tomorrow will be 7 weeks since our offer was accepted. Hoping not too much longer now but still awaiting searches to come back and enquiries.

    Keep on at them and i'm sure you will hear something soon. If you really like the area I would consider going to look at this other property, you could always offer the price you are buying the other one for.

    Hope you hear something before this week is out

    The least you should be able to get is decent communication from your vendor. If messages are being left with him then he should be responding, even if it's just to say he's busy and there will be a delay in getting all the info to the solicitor.

    I would be treating this as an omen of things to come and basically be looking to pull out as soon as something similar comes onto the market...and tell the ea that too!

    I have Seller's address as per memorandum of sale. So I am planning to send a letter requesting a response and if possible a phone call. He might respond that way. and If no response then will get my solicitor to draft a communication to seller's solicitor giving a deadline to atleast get things moving.

    Really demotivating after you find something and all seems set to move ahead.

    if you send a letter I would do it recorded so you know they have received it. then if they pretend they haven't it's obvious something is going on. it is very fustrating especially this

  • So another week gone by. The EA was on annual leave last week and he is back this week. Let's see what this week brings. I don't know what is the hold up and why no communication?
