Sacking Estate Agent - Understanding the contract

To be fair you haven't dealt with them so wouldn't know what their service is like. All I asked for was advice on the contract not for people to get all opinionated and comment on the situation.0

So I put it on with HN at 210k to see if I got any bites. No one who viewed felt it was overpriced; and from 6 viewings, I got 2 offers of 203 and 205k. I don't believe a high street agent would have got me any more, and of course I would have paid a lot more in commission. Especially since one was keen to tell me I would shift it at 189 but would struggle above 195.
House Network allow you to set your own price, so you just need to get some local EAs to value it first to give you an idea.
So to clarify you don't want to use a greedy estate agent but want to use their free services? Maybe if people didn't use them as free valuers they could reduce the commission, just a thought?
I have no issue with selling online, but, it smacks of double standards saying they are expensive after wasting their time.0 -

There is no obligation on anyone to use an EA who has done a valuation, and any sensible person would get 3 valuations so some of the agents are going to be 'wasting their time' as you put it. It's part of the job. It's ludicrous to suggest this raises their extortionate fees. When I got my local agents round to value, I would have been happy to use one of them if they hadn't all been so greedy, looking for a 2% fee. I even tried to negotiate this down with my preferred EA and he was having none of it. Hence why I turned to House Network. And thank god I did. Brilliant service for a fraction of the place, and decent professional people too, not like my local wide boys. High street agents will be defunct within 10 years and good riddance to them!0 -

Why is it 'ludicrous'? Have you done the math on how much it costs?0 -

Perhaps the answer is not to give free valuations then....Je suis sabot...0 -
Then how do you know it isnt `ludicrous` ?Never, under any circumstances, take a sleeping pill and a laxative on the same night.0
