Charcol mortgage brokers

How do people rate John Charcol mortgage brokers? I had a very positive conversation with them about our rather complex situation and am thinking of using them. Not a bad situation as in credit rating and income all good and low usage of available credit but more that the structure of our outgoings and income is complex. Just wondered what success they had with them

    What makes the case complex?

    IF you have had a positive chat with them and they understand the situation then it is a good start.

    Depending on the complexity of the application you may find it difficult to get comparisons from other users of Charcol. Using a broker for a complex case is vastly different from a straightforward case.

  • What makes it complex is that my income is made up of 5 jobs. I work as a permanent employee in one sector of the public sector. However, some of the jobs are only 3 hours a week hence I do several . In the past, it would have been self employed and my work is structured more like that but HMRC in their wisdom issued a directive for this employment sector that had to go through PAYE. So that is one issue, the 5 jobs . I also have income from maintenance and DLA for my son (which some lenders will count)

    My husband pays maintenance to his ex wife which is partly a direct payment to the mortgage for his former home and partly direct to her. So he is still named on that mortgage until a fixed time at which point he has to be removed (this is all in a court order).

    Other than that, we are in a good position credit rating wise, income wise and debts other than a car loan. 65% LTV remortgage for an extension.

    However, the above is something most mortgage companies can not get their head around. Hence I think we need a specialist who can get the underwriters to understand this.
  • I should say that my husband's income is by far the most significant. We are looking at borrowing £250k on a £78000 income assuming my jobs and maintenance are counted and outgoings total £950 a month (car loan and maintenance)
