20th December is a Friday so the last day they will be able to L/C to meet the 31st deadline. The site agent and all trades will cease work on 20th December for a 2 week shut down.
The sales negotiator will probably break up for the Christmas break on Monday 23rd.
There is absolutely no need for you to move in on the Friday, you just get the keys and the house becomes yours.
The 1 month rental payment is very generous. Take it and enjoy your planned Christmas and then move into your new home in the New Year when the men are back on site (just in case there are any issues).
That way you can get the heating on and the house warmed up, your carpets down and get your white goods delivered etc at a more leisurely pace. You will save yourselves a lot of stress.
You sound like you know what you're talking aboutThanks for the insight into the dates.
We live about 45 minutes away from our new place. There's a ZipVan conveniently round the corner, so I'm going to use that to ferry things back and forth during the Christmas break.0 -

I worked for a number of developers as a negotiator.:rotfl:
Good luck in your new home.
BTW - be sure to check your "welcome pack". It should contain the names and contact details of the trades in case of emergency, plumber, electrician. Make sure you know how the heating system works, that your cooker is working and where the stop !!!! is.
Their regional office will probably close on the 23rd until January 2nd so do make sure you have everything you need, and all your contact numbers just in case.
Oh dear it thinks stopcock is a naughty word. OK then water inlet valve.....(Usually under the kitchen sink).
When I was a negotiator I would print a notice which gave the emergency phone numbers and display it on the sales office door over the Christmas break, just in case there was an emergency and the new owners had mislaid their details. Your negotiator might do the same but it isn't standard procedure.0 -
I'm in a similar position buying on a TW development in the south east with a build window of October/November
I've managed to glean from the TW sales staff that the 22nd of November is there internal month end date so all properties that complete in the relevant month will have to finish by that date. There accounts department also count on all the money to be in by that date assuming so they know they can pay all there subbies for the following month
in your case the 20th is Decembers internal month end. Basically you hold more power here because they should of already told you they have not hit the build window which is probably why they are so easily offering to compensate you
Did you use there recommended solicitor? We didn't and our solicitor negotiated a two week notice to complete window with them. so if they want us to complete on the 22nd this month then they have to give us notice to complete by Thursday/Friday
I'd speak to your solicitor and get them to deal with TW but you need to find out if there are penalties for you not completing ontime. don't be sucked in by the sales teams lies.0 -

No this was not something that your solicitor did as a favour to you, the 14 day notice is normal standard procedure.
You can of course complete before the 14 days is up if you wish.0 -

I didn't realise you were privy to the inside details of my conveyancing
The only standard procedure I've come across is the sales staff seem to be consistently trained to lie through there teeth0 -

The 14 day notice period is standard across the industry.
Not all sales staff "lie through their teeth". Some solicitors are economical with the truth and some purchasers tell porkies....0 -
I was supposed to be given 10 working days (so 14 days total) notice but I did use the recommended solicitor and was actually given 19 days total notice.0
