    Thanks everyone who has responded. Now my position is clear in my mind, I shall a politely approach my land lady and explain the situation and what her obligations are. It will come as a surprise to her that the garage is part of my rental. I don't think for one minute that she will understand or indeed relinquish it, but it's good to know who is in the right here.

    And if I have to move, so be it. Perhaps it's time for a change. I don't fancy her chances of successfully re-letting a rural cottage without a garage or what could be described as satisfactory off-road parking mind you.

    I'll keep you updated.
