Rented flat - our tumble dryer ruined the carpet!

We have a beige carpet which now has a square on it where we've put a little tumble dryer down but it's bleached the carpet presumably from heat which has now left a nice white square underneath!

Question is should I just replace the carpet or let the landlord know? I've got a feeling the lettings company would take the mick and blow up the amount to replace the carpet.

    Where was the dryer placed? You might have to pay for it if the dryer was placed in the wrong position and can't easily be covered.

    Get a quote from a carpet company and offer to pay for replacement carpet and fitting before they give you an inflated price.

    I'd let the landlord know and offer to replace it. You're right, the letting agent will charge WAY over the top.

    Not the same but we had an Insurance Claim for our Living Room flooring following a burst pipe. Flooring cost - £200 . The company who were appointed by the IC to fit the flooring charged £700 for one man for 5 hours work!!

    If its cheaper you could offer to leave the dryer for the next tenant, I'm sure the ll would be ok with that, would make the property more appealing?

    * which room? How big (ie how much carpet to replace?
    * Quality of carpet?
    * Age/condition of carpet (apart from the square!)?

    OK - now you worked out the above, go round a few carpet shops and get quotes to replace.

    Bear in mind 'betterment'. ie if it's a basic quality carpet expected to last, say, 7 years normally, and is now 3.5 years old, it is already halfway through its life. A brand new replace will give the LL 'betterment' (ie a better carpet than before), so you should only pay 50% of the reasonable cost you worked out when you got your quotes above.

    We had a similar issue when we moved out of rental. We had put down a large flat rug for our dining table, to protect the new beige carpet. When we lifted this, we realised how much grime had accumulated on the carpet. One professional clean later and it all came out.

    Could this be your issue rather than bleaching? If you have had something else in place for a similar amount of time, it might be worth checking under that first before accepting the worst conclusion.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'
