    I like to think I'm always realistic and very non confrontational or abusive.

    I have more of a HPC view on house prices than you, despite having just bought !!!!

    I got downgraded so I couldn't post (for no reason), then when I asked why, got told that it was private forum and they could do what they want. Then I couldn't even message the mods again. Very odd way to run a forum.

    I take it you do realise low rates are for the benefit of the wider economy, not just the 15% or so of it that the housing market comprises?

    In fairness that wouldn't be hard.....

    I love HPI more than a fat kid loves cake.:)

    But I also think the benefits outweigh the disadvantages by far, argue my case using verifiable facts and referenced sources, and make consistently realistic and reasonably accurate (so far) predictions about where the market is headed.

    Which explains why I was banned. ;)

    I never did figure out why they keep banning all the bears like Toasty though.....

    they are not much benefit if you have savings ..... you are subsidizing people who are up to their necks with debt

    I've found low savings rates to be beneficial. They've encouraged me to seek better returns elsewhere.
