    We are on the same situation and have been waiting now 16 weeks .
    It's so frustrating when you are ready and others are not.

    ^^^^^ same here , you just have to sit back and let the professionals do their job ,

    I would not dream of threatening to pull out , our vender is as frustrated as we are , its not always the vender or the buyers fault , or anyone at fault,
    its just the way it is , why stress or worry
  • Does your seller actually know that you are frustrated at the delay? If you can, contact him direct and ask him to push matters at his end.

    You can talk vaguely about other properties you have seen that are not as nice as his (keep him sweet) but that you might have to consider if matters do not begin to progress a bit more quickly.

    Having said that please understand that the process can be frustrating because people don't move that often and so don't realise things that can cause delay. In a longish chain this multiplies the problem.

    My estate agent has told me that my buyer wants this completed by Xmas too, so assuming this means nothing is going to happen anytime soon (!!)

    A month ago I was told she was just waiting on a few easy queries (like copies of water bills) but guessing that wasn't correct info as still nothing.
    Can I ask what queries they are? what else can I ask/do?

    My EA constantly tells me he chases and says will update me but never does, its always me phoning him back and him saying its the same issues. He also says the solicitor has lots of other purchases through him so guessing its an in house solicitor service.
