Being pragmatic., OP should focus on not having the property damaged by the tenant taking these goods.You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'0 -
Why risk it when the OP is entitled to take the money from her deposit and has a watertight case to sue her for any unpaid rent?

Agree but how would the OP do this? Be there where tenant moves out, and perhaps ask the police to attend to prevent a breach of the peace? Sounds difficult to coordinate though.

So she is not paying the last month's rent in lieu of getting her deposit (so you have no way of getting back any money for repairs etc) AND you are willing to pay her for wardrobes etc she has put in place and removed what you had there originally?
Its kindof insane.
You have no idea of the actual value of the goods she may or may not leave (have you seen an invoice, have you inspected them with a fine tooth comb inside and out?). You don't know if they can be carted away by whoever she got credit from to buy these items. Buying them could leave you in stook later on.
But at the moment this tenant seems to think she can do what she likes. I wouldn't pay her any up front money. I'd say I had to inspect the house, and decide what damages I needed to take off any proposed monies you have 'agreed' with her (treating this as a starting point)
Get her new address so the remaining money can be forwarded to her at a later date.., but make very sure that what you offer for the F&F's is realistic. You can then take off money for damages.., and also make an assessment of the value of the items she has replaced without your authorisation and take that off the balance (I have no idea what quality they were but they must have some value even if not new).
I suspect that she will receive very little money. Then SHE has to take you to the CC if she disagrees with this. You don't have to chase her at all. Oops forgot that if the deposit is protected you will have to claim that money against unpaid rent.., and I'd do it as soon as possible.0
