12 month tenancy with 2 month break clause?

I want to reserve a house which is being offered as above (shame - 6 month AST much simpler!)

Have been assured that this means that I can break the contract at 6 months (providing we give at least 2 months written notice). Is this correct? I haven't seen the written contract yet...

    Depends on the precise wording if the clause.

    A 2month break clause implies
    a) the tenant can break the contract after 2months (perhaps by giving prior notice BUT
    b) the LL could not - no LL can seek to end any tenancy earlier than 6 months

    Quote the clause in full and we can advise

    "Two months notice in writing, but not to be ended sooner than 6 months".

    The complete wording needs to be seen: eg does what you quote only apply to the landlord giving notice??

    Should be OK. But there is the question what does "Two months notice in writing" mean?? Exactly 2 months (it doesn't say "at least two months...") - if exactly two months that makes life tricky to schedule...

    No point asking agent or landlord what the clause means - they will just tell you what suits them. Only time you really find out what it means is if it gets to court. How that? Well, you give what you think is valid notice & leave. Landlord doesn't accept notice & sues you for the remaining rent. Judge decides what wording means...
