House insurance - using spouse's name for renewal

  • Exchange is the legal commitment to buy and so the question is if you want to buy a burnt out shell or not? Or what the costs would be for breaching the contract and not buying should the property burn down in the inbetween state.

    Yup, my lawyer has confirmed the same ie buyer is responsible for the house from exchange hence why insurance is required.

    Vendor has indicated no damage done, tree fallen on lawn, so no big issues apart from whose going to tidy it up - by the looks of it me :(

    If you are getting a mortgage to buy, then irrespective you cannot even exchange without your own insurance in place!

    If its a big tree maybe some company that sells firewood will clear it away for nothing - just to get the wood.

    Your welcome. Thought I would check this place out in my lunch break. And after work, which is great value for someone but unlikely for me and unlikely for my employer, quite likely for the owner of this website. I am obviously in the wrong business..... Sorry if previous response was flippant.

    Note - if an insurance company was to cue check and find non disclosure of this nature then (i) they may possibly invalidate your policy mid term and (ii) if dealing with an insurance claim and this comes up quite likely the insurer may look for reasons to decline the claim.
