Which certificate(s) from developer for new build?

Hi,

Recently moved into a TW new build and am wondering what all certificates should / must I get from them.

I am only aware of the NHBC certificate that there brochures refer to, but which others should have been given (or be asked for, if not given).

Fensa?
Cavity wall insulation?
Gas installation?

    NICEIC Certificate registration for electrics installation
    Corgi Gas or OFTEC oil boiler installation - can't remember the exact names
    Plumbing & waste compliance certificates
    Guarantees for things like boiler, hot water cylinder & immersion, cold water tank, double glazing, etc etc.

    I expect your developer will have a pack and your solicitor will have obtained all you need from the Developer's solicitor.

    You should get your EPC and building regulations cert. I must admit I need to go through all my paperwork and make sure I've got all of mine too! In my experience (last home was new build) there was no FENSA, you only get that cert for replacement windows.
  • The EPC certificate that was included in the legal pack that developer sent to our solicitor has a date of assessment in year 2011! :eek:

    I am assuming that the developer got each first build of the different types of plots to be built on the site assessed and asked the assessor to issue certificates for all plots on the site then itself reflecting the same results (even for houses not yet built).

    Is this legal / allowed?
  • So, I should expect to receive:

    1. NHBC Buildmark certificate
    2. Building regulation compliance certificate for Gas & Gas boiler.
    3. Building regulation compliance certificate for electricity.
    4. Cavity wall insulation installation & warranty certificate.
    5. EPC (see post above).
    6. Plumbing & waste disposal compliance.

    Any more?

    My EPC was dated 2 years before the house was built and amusingly is identical to my neighbours house. Job lot springs to mind. Must be legal. Not really worth the paper they are written on though are they!

    I didn't get anything for cavity wall insulation or plumbing/waste disposal compliance - I'd be interested to hear what response you get.
  • I have a NHBC certificate. I got a cover note when I first moved in before the solicitor sent the full certificate a while later - a few weeks maybe.
    I have the EPC.
    I have an electrical certificate I think!
    And a boiler installation one too.
    Don't think I have anything about insulation or waste though.

    I know a sound test was carried out but I don't have a copy of the results - could be part of the NHBC check maybe.

    I must admit I hadn't fully appreciated the NHBC certificate was something the solicitors registered and sent through. Good fact to know. 11 months later I haven't received mine - solicitors say they sent it :-( They have agreed to obtain another copy.
