Thanks guys. I will probably get a professional in, it was just one website I looked at only supplied carpet not fitters which made me wonder.

I replaced a carpet in a BTL flat I own for about £70-80 - just a cheap foam-back, and it was really straightforward. But then I've got basic DIY skills and I'm not afraid of sharp blades. I just went to the local carpet warehouse and stuck the roll in my car, and re-used the existing gripper rods. If there are gripper rods, its easy providing you cut it reasonably accurately - about half an inch oversize, so you can push the edges down into the gap between the skirting and the gripper. If you don't already have gripper rods (the strips of wood with angled nail-points sticking up, which run round the room, half an inch away from the skirting, it's almost easier- just loose-lay or glue the foamback down.

But if you think you;ll screw up, it might be cheaper to get in a professional- or come clean, tell the LL its boogered, and ask him/her to choose a supplier, making the point that you'll only pay a fair price as I assume you inherited something whaich had already had some wear and tear and don'y want to pay for 'betterment'. Foam back is fine

When the professional comes into his own is when you're doing the stairs, they make it look so easy. But if the rooms are fairly squarish and it;s only a rented flat i'd be doing it myself. Just take your time.
