Bravo OP for going round there and checking out the problem whilst it's still a problem (eg, still soggy)... are the neighbouring gardens the same? it does sound like dog + rain = mud!

if, apart from this, they are good tenants, then perhaps consider allowing them to put in the simple drainage suggested above when they put in the pen? Personally I'd also want to check the size of the pen and that the Neighbors are happy with dogs being kennled outside all the time (noise, unhappy dogs whining etc).


in addition, you said they are now using "your shed" as a dog kennel... either it is their shed as they've rented it off you with the rest of the house and land or it's your shed and they are trespassing... I think you need to be careful here as it's little things like that which can make bigger problems in the future.

as an aside, i would imagine the 8ft high fence would actually be to keep potential dog-snatchers out, not the dogs in!
